Baldivis and Harrisdale: cleaning and security for growing community centres

Cleaning and security at two shopping centres in Perth’s growing southern suburbs, with a different problem solved at each site.

At a glance

  • Sites: Stockland Baldivis (about 28,400 m² lettable area) and Stockland Harrisdale (about 10,700 m²)
  • Period: Baldivis since 2015; Harrisdale since 2018
  • Services: Mall cleaning, washrooms and consumables, waste, external areas and car parks, periodic floor care, high cleans and glass, pressure cleaning, builders cleans, mall patrol and security officers

The challenge

Baldivis and Harrisdale serve young, family-focused communities. Washrooms see heavy use, food and restaurant areas generate constant soiling, and community events and seasonal peaks shift the workload week to week. Each centre also had a problem of its own: at Harrisdale it was the floor, and at Baldivis it was keeping outdoor dining and service areas clean as traffic climbed.

What we did

  • Found the right chemistry for Harrisdale’s floors. Flame-cut mall tiles hold dirt and are hard to keep looking clean. We ran a chemical testing program on the tiles and moved to enzyme-based cleaning agents that lift the soiling the standard products left behind.
  • Reworked Baldivis’s pressure cleaning program at no extra cost. As traffic and soiling rose around restaurant areas and oil disposal points, we re-planned pressure cleaning to put the effort where the dirt is, without increasing the cost to the centre.
  • Brought in digital tracking and inspection. Task records, location checks and performance reports are automated at both centres, which now report through our Power BI dashboard alongside the rest of our shopping centre portfolio.
  • Joined up cleaning and security. Our security officers and cleaners work to one plan. When public liability reports rose during wet weather, the security team flagged the trend and the cleaning team increased rotations at the entrances to stop water being tracked into the mall.
  • Reported as one portfolio. A single portfolio meeting with centre management covers both centres, reviewing incident statistics, security coverage, training records and contract matters site by site.

Results

  • More than ten years at Baldivis, since 2015, and at Harrisdale since 2018.
  • Cleaner floors at Harrisdale from a cleaning method chosen by testing, not habit.
  • More pressure cleaning where it was needed at Baldivis, at no extra cost.
  • One team for cleaning and security, reporting to centre management as one portfolio.
