The challenge

Government agencies and legal firms expect more than a clean office. Their floors hold sensitive information, so cleaners must be vetted and discreet, follow tenant-specific rules and stay out of the way of the working day. Each tenant has its own requirements, and they all run at once across two buildings. Public-sector tenants also work to sustainability targets, which shape how waste is handled.

What we did

  • One team for the base building and the tenancies. We clean the common areas and the tenants’ premises, so building management and tenants deal with the same crew.
  • A vetted crew. Every Westralian employee holds a police clearance, and a consistent crew services the building, so tenants know who is on their floor.
  • One accountable contact. A long-serving Westralian Account Manager and Supervisor liaises with building management daily and coordinates every tenant’s requirements.
  • Schedules built around each tenant. Scope is confirmed tenant by tenant. A day cleaner keeps common areas and washrooms presentable through business hours, and an evening crew cleans tenancies after staff leave.
  • Waste handled with tenants’ targets in mind. Waste streams are separated and managed to support tenants’ sustainability targets.
  • Proof, not promises. Rostering and geo-fenced sign-on in Humanforce record who was on site and when. Documented inspections and monthly KPI reports with photos give building management an auditable record.
  • The full building in one contract. Periodic carpet and hard-floor care, glass and high cleans, pressure cleaning, car park sweeping, tenant exit and entry cleans and emergency call-outs are delivered by our own teams.

Results

  • Ten years of continuous service at the Durack Centre since 2016.
  • Public-sector standards as routine. Police clearances, inductions, confidentiality and audit-ready records are how this site runs every day.

We bring the same approach to government buyers, and we are an LGCA pre-approved supplier for WA councils. Read more about our office cleaning services and how we run a contract.
